July 2026 San Diego County market snapshot. The figures below are from the Greater San Diego Association of REALTORS® Monthly Indicators report, marked current as of August 5, 2026. They describe countywide activity across single-family homes, townhomes, and condominiums—not the value, demand, or likely outcome for an individual property.

What does Months Supply of Inventory mean?
An estimate of how many months it would take to sell the current homes for sale at the recent sales pace, assuming no new listings. It is a market-wide indicator, not a prediction for an individual property.
How to use this snapshot
The report provides context, not a pricing recommendation. Conditions can differ materially by ZIP code, property type, price range, condition, buyer demand, and timing. A seller preparing for market should compare the property with current competition and recent relevant sales rather than apply a countywide median or average to an individual home.
ZIP-level market updates
SDAR also publishes July ZIP-level Local Market Updates for areas including Serra Mesa, Spring Valley, Paradise Hills, Encanto, and College. Read the Serra Mesa / 92123, Spring Valley / 91977, Paradise Hills / 92139, Encanto / 92114, or College / 92115 market update; additional SDHH ZIP-level market updates will be linked here as they are published. ZIP-level data is broader context; it is not a neighborhood-only valuation.
